A thoughtful preconstruction process gives decisions time, context and a shared place to live.

Define the home

Build It on Paper First means working through important decisions while they are easier to explore. We consider the floor plan, exterior, spatial relationships and cabinetry, then guide the major selections with the budget in view.

Materials, fixtures, lighting and finishes affect one another. Reviewing them together helps the team understand the home as a whole, while leaving space to identify questions that still need an answer.

Bring the decisions into one reference

The project book brings plans, visualizations, selections and specifications together. It helps you and the construction team return to the design intent as the work progresses.

During the Lowder preconstruction review, the team walked through these materials organized by room and discussed returning to the book later in the process. Its value is practical: a decision made in a meeting needs to be understandable after the meeting ends.

Make the construction price meaningful

Once the scope is sufficiently resolved, we assemble the construction budget and lump-sum agreement. Where allowances remain, they are informed by the selections already discussed.

An early planner range serves a different purpose: it helps you explore a direction. The scope developed through design and preconstruction provides the detail needed for a construction agreement. Changes and unforeseen conditions remain possible; planning helps reduce avoidable uncertainty.

Close the meeting with three questions

What did we decide? What is still open? Where will we find the current version? Those questions make a useful closing routine for a design review.

An unresolved item can then be carried forward deliberately, with a clear next step, rather than mistaken for a finished selection. Over time, those recorded decisions build the shared picture that connects the people imagining the home with the people building it.
