DESIGN + PRECONSTRUCTION
Build it on paper first.
Before a room can be priced and built, its decisions need definition. How does it connect to the rest of the house? What fits inside it? Which materials and details belong there? At Southern Dream Homes, we develop those answers through plans, guided selections and visualization, with the budget in the conversation.
That work becomes a shared reference for you and the people building your home. Here is what we work through together.
Discover + Design
We start with your property, ideas, priorities and the way you want to live. You do not need finished plans before we talk. If you already have them, we can review how they fit the home you have in mind.
The floor plan and exterior develop around those priorities. Everyday questions give the drawings something practical to answer: where do groceries go after you park, where does a guest walk through the house, and how much room is needed around the furniture you will use?
Budget belongs in these conversations while the plan is taking shape. Adding area, changing a room’s proportions or choosing a more involved detail affects other decisions. We consider those relationships with you as the design develops.
You help establish what the home needs to do. The plan gives those needs a shape we can review together.
Curate
We guide showroom selections with your taste, the whole home and the budget in mind. Cabinetry, counters, flooring, lighting and fixtures need to work together, even when they are chosen at different times or in different places.
A useful review brings related decisions back together. The cabinet finish belongs beside the counter and flooring. Lighting belongs in the room it will serve. A detail you particularly value can be considered alongside places where a simpler choice would work well.
Your role is to tell us what matters and respond to clear choices. We bring the context, explain tradeoffs and help connect each selection to the home around it.
The selections become specific enough to discuss together, evaluate against the budget and carry into the project information.
Experience + Resolve
A plan gives you dimensions. A furnished rendering gives you familiar reference points inside them. We furnish our design renderings so you can judge the rooms against furniture: a bed, a dining table or the arrangement of seating in a living room.
As selections develop, we bring them into the model to see their relationships. This is an opportunity to review proportions, openings, cabinetry and the way finishes meet before those decisions reach the field.
Each image has a purpose and a stage of development. Some items may illustrate a direction while a product choice remains open. Actual samples and specifications still matter for color, texture and the exact material being selected. We distinguish what has been decided from what still needs to be resolved.
You can review the spaces and selections in context, then carry the decisions into the plans and specifications.
The decisions have a home, too.
A selection made in a meeting needs to remain understandable months later. The project book brings plans, visualizations, selections and specifications into one shared reference for you and the construction team.
The public Lowder project book offers a way to see this work. Its selected pages bring the foyer, study, kitchen, dining and living spaces together with plans, visualizations and finish selections. You can move from the overall room to the details that define it.
A rendering helps explain how the room is intended to feel and fit together; the plans and specifications give the work further definition. Keeping those records connected makes it easier to return to a decision as construction progresses.
Connect the construction price to a defined home.
An early planner range helps you explore a direction. Design and preconstruction develop the scope needed for a construction agreement: the spaces, selected materials and work that the price is intended to cover.
Once the scope and major selections are resolved, we prepare a lump-sum construction agreement with allowances informed by actual selections. Changes and unforeseen conditions can still affect the final cost. The work before construction gives you a clearer basis for understanding what is included and what remains open.
Build
The plans, selections and project book follow the home into construction. They provide a common place to return when the people doing the work need to understand the design and its details.
Austin Hartt and Cody Albritton lead SDH’s team across this work. The purpose of connecting design, preconstruction and building is to carry the decisions you developed with us into the home taking shape on site.
Bring what you know. We can begin there.
Your first message can be simple: where you would like to build, what you need from the home, the investment you are considering and what is shaping your timing. If you have land, plans, inspiration or a Home Planner brief, tell us about them. You do not need to resolve the entire home before introducing it.
Our design-build work focuses on custom homes with construction budgets of $1 million and above in the North Louisiana area from Ruston to Rayville and north to Marion. We begin with a conversation to understand your project and whether SDH is the right fit. From there, we can explain the design and preconstruction work your home will need.
The planner and Field Notes are available to everyone, whether or not you build with SDH.
